What design work has been done to ensure the proposal is sympathetic its surrounds?The proposal seeks to repurpose non-core land with a new golf club, together with over 55s / seniors housing. This will provide much needed housing diversity to the area and will cater to the ageing population. Bulk and scale have been carefully considered. We have reduced the height of the proposed Main Building C and have introduced breaks and articulations between buildings to enhance visual connection and reduce visual aspects and overshadowing. The reduction in the number of dwellings improves the proposal’s integration with existing community. Taller buildings are located towards the centre of the golf course site where they are more appropriately positioned to reduce their visual appearance from the street. Mature trees will integrate the buildings with the golf course setting.

How will this affect local traffic?A qualified engineer was engaged to assess how the proposal will affect traffic. This assessment included traffic modelling and analysis of both during proposed construction works and upon completion of the project. The assessment finds that the proposed increase in traffic is minimal and will not result in any unacceptable traffic implications to the surrounding road network. These estimates are: 28 trips during the weekday AM peak​ 47 trips during the weekday PM peak​ 44 trips during the Saturday peak​ In addition to the above, the original DA was referred to Transport for NSW who raised no objection to the original Development Application.

What overshadowing will the proposal cause?The proposal was redesigned to minimise overshadowing by reducing bulk and scale of buildings. Detailed overshadowing studies can be found on Councils website in the Amended Solar Access Plans uploaded on 2 August 2023.

How will you manage noise and dust during construction?We understand temporary construction works can cause concern amongst existing residents in areas where new developments exist. Strict conditions of any building works are imposed to ensure that construction effects are mitigated as much as possible and practicable. This includes a detailed Construction Environment and Noise and Vibration Management Plan. We will undertake active community engagement prior to commencing works to inform near neighbours, and continue an open line of communication as works progress. Mirvac is an integrated property company with its own in-house construction team so any items requiring attention will be dealt with by one organisation who is vested in the project and community outcome. In late 2022, Mirvac was the first organisation to be awarded the highest possible 5 Gold Star iCIRT Rating in Australia which is a testament to our ability to deliver safe, reliable and compliant building outcomes. The Independent Construction Industry Rating Tool (iCIRT) is one of several pillars of reform introduced in NSW in recent years and is intended to raise building standards and consumer confidence in built form within the state. This rating is given by Equifax, an independent body who is committed to improving transparency and trust across our built environment.

How many jobs will be created during construction?Approximately 320 direct jobs and 480 indirect jobs will be created during construction.
